Phoenix village planners approve development with 159 homes

The Paradise Valley Village Planning Committee on Monday approved development of the vacant lot at Tatum Boulevard and Greenway Road with 159 single-family, two-story homes by Michael Lieb, who specializes in infill development. Neighbors asked for larger setbacks from already-developed areas and complained that the development lacked open space and other amenities. The case goes to the Phoenix Planning Commission on Wednesday in the Phoenix City Council chambers, 200 W. Jefferson St. ISSUE: Rezoning of land from single-family residential to multifamily residential on almost 17 acres on the northwestern corner of Tatum and Greenway. Under the multifamily category, the city allows planned residential developments with density up to 12 units per acre if the developer includes improvements. This development will have 9.4 housing units per acre. OPPOSITION: Chuck Williams, who lives to the west of the proposed development, has argued for greater setbacks from his neighborhood and one to the north. He also argued that parcels west of 47th Street, assembled by a previous owner, were added illegally. He expressed concerns about cut-through traffic and the rights of Jack Overbey, who owns property on the western side of 47th Street. RECOMMENDATION: The committee voted 13-0 to approve the plans. Committee members said the illegal assembly of parcels was moot since it was not done by Lieb. However, the committee did require a more thorough traffic study focused on the usage of 46th and 47th streets.
