Phoenix may rezone state parcel

Phoenix is considering rezoning a state-owned parcel in preparation for development that is half a year away at the soonest. The 33.6 acres are on the southwestern corner of Princess Drive and Scottsdale Road. The property is south of Loop 101 and the car dealerships that line Scottsdale Road in that area. The land is bordered by the Central Arizona Project Canal on the south side. The city wants to follow suit with what already has been developed in the area, setting aside 15 acres for another car dealer and 18 acres, on the west side, for an apartment or condominium project. A height waiver will be sought for the car dealership. The site is zoned for single-family homes, although the land on all sides is filled with commercial development and apartments. The nearest single-family homes are south of Bell Road. The desired zoning would allow upwards of 500 attached multifamily units. The area has at least five other apartment developments. The land would have to be auctioned, probably for lease, before anything could be built.
